依頼…ヒアリングシートに利用人数・主旨・求めらる居室(部屋)・デザインの要望等をお聞きします。

レイアウト提案…ヒアリングシートを元にした簡易レイアウト(平面図・立面図)を作成します。また、概算予算を提出致します。
※1回目のレイアウト提案は無料です。2回目からは有料とさせて頂きます。

契約…お互いの意見をすり合わせた後契約を行います。重要事項説明を聞いていただき契約書に捺印をもらいます。

基本設計…2・3回の打ちあわせを行い、要望を落とし込んだ一般図(平面図・立面図・断面図)にて承認を頂きます。その際、概算工事費を元にした設計費の20%を頂きます。

実施設計…3回程度の打ちあわせを行い、図面詳細化を行い、各部材の決定、建材の決定をして頂き承認を頂きます。承認後、概算工事費を元にした設計費の20%を頂きます。

確認申請…行政機関に対して、計画している建築物の申請を行い、認めて頂きた後済証を発行していただきます。確認申請料等は別途の料金とさせて頂きます。済証を受領後、設計費の10%を頂きます。

工事見積…実施設計図書を元に、ゼネコン・工務店に見積を行い、承認後発注を行います。お客様の要望を踏まえての金額調整を行い、実施図面の調整をします。
また、VE(詳細変更コスト調整)・CD(コスト調整)を行います。

設計管理…施工者(ゼネコン・工務店)が設計図書通りに施工を行っているか確認をします。また検討が必要になった際はお客様に内容を説明して了解の元設計変更を行い、滞りなく工事が進められるように管理を行います。

検査…行政検査やお客様のチェック、設計者みずからの建築物検査を行い、是正(修正)項目があれば、それを施工者に指示いたします。また、確認申請を行った際は検査完了済証を受領します。

竣工…すべての工事が終わったら、お客様に引き渡し致します。またその際家電や建築設備の取扱い説明を行います。竣工後、実質の工事費の10%の設計費を算出し、累計で先払いしていただいた分を差し引いた差額を頂きます。

 

 

Request…We will ask you to fill in the inquiry sheet to get your requirements (number of users, purpose, ideal image and designs etc.).

Layout proposal… We will prepare a simple layout (floor plan and elevation) based on the inquiry sheet and an estimated cost. There is no charge for the first layout proposal; a fee will occur for the second and subsequent proposals.

Contract…The contract will be made after both parties agree on the final proposal. You will receive the explanation of important matters before the contract is signed and sealed.

Basic design…Following two or three meetings, general drawings (floor plans, elevations, and cross-sections) incorporating your requests will be submitted for your approval. At that time, we charge 20% of the design cost based on the estimated construction cost.

Detailed Design… Following about three meetings, we will detail the drawings, determine each material and building materials, and obtain your approval. After the approval, a fee of 20% of the design cost based on the estimated construction cost will be charged.

Confirmation Application… An application for the planned project will be submitted to the public administration , and a certificate will be issued after the application has been approved. The application fee is not included in the price. After the certification, a fee of 10%of the design cost based on the estimated construction cost will be charged.

Construction Estimates… Based on the detailed design drawings, we obtain quotations from general contractors and construction companies, and place orders after approval. We adjust the cost of the project based on your requirements and adjust the detailed drawings. We also perform VE (Value Engineering) and CD (Cost Down).

Design Management… We monitor if the work of contractor (general contractor or construction company) is proceeding accurately by following the blueprint. If any changes are needed, we will deliver the detailed explanation and obtain your approval. We also ensure that the project progresses without delay.

Inspection… We undergo government inspections and conduct client checks, and designers’ own building inspections, and if there are any corrective (revision) items, we will instruct the builder to correct them. And when the application for confirmation is processed, we will receive a certificate of inspection completion.

Completion… After all the work is completed, we will hand over the property to you. Instructions on the use of appliances and building equipment will also be provided at that time. After completion of the construction, we will calculate the design cost as 10% of the actual construction cost, and deduct the difference from the total amount paid in advance.
